What you'll do

Property Manager - Hard FM Location Solna, Stockholm, Sweden Start Date 5th October 2026 End Date 28th February 2027 Role Purpose

  • Take responsibility for technical property management and the operation of assigned properties, facilities, and offices.
  • Ensure cost-effective and reliable operations within budget, meeting agreed quality requirements and sustainability targets.
  • Monitor internal and external service delivery to ensure agreed KPIs, OPIs, and service levels are achieved.
  • Act as the operational point of contact between the business, property owner, and external suppliers.

Key Responsibilities

  • Take responsibility for service delivery, management, and optimisation within the assigned property portfolio.
  • Manage the day-to-day operation of properties and technical systems.
  • Monitor service delivery, costs, quality, and agreed service levels.
  • Develop, manage, and monitor operating budgets together with relevant suppliers.
  • Ensure delivery against agreed KPIs, OPIs, and SLAs.
  • Liaise with the property owner, operating contractors, internal business units, and other stakeholders.
  • Drive continuous improvement and operational development within Real Estate and Facilities Management.

Tasks

  • Plan, prioritise, and monitor day-to-day property operations within the area of responsibility.
  • Monitor the performance and delivery of HVAC, electrical, cooling, ventilation, security, and other technical building systems.
  • Monitor supplier performance, actions, costs, and contractual compliance.
  • Analyse actual costs, forecasts, variances, and opportunities for improvement.
  • Prepare decision-support material, reports, and operational reviews in Swedish and English.
  • Handle operational queries from the business and coordinate solutions with relevant internal and external parties.
  • Identify and drive improvements in cost, quality, and sustainability.
  • Ensure clear documentation, communication, and reporting within the area of responsibility.

Deliverables

  • Reliable and cost-effective operation of properties and technical systems.
  • Up-to-date operating budgets, forecasts, and cost tracking.
  • Documented monitoring of suppliers, KPIs, OPIs, and SLAs.
  • Clear operational reports, variance analyses, and improvement plans.
  • Completed improvement initiatives within Real Estate and Facilities Management.

Authority / Accountability

  • Prioritise and coordinate operational activities within the assigned property portfolio.
  • Monitor and challenge external suppliers against agreed requirements, costs, and quality standards.
  • Escalate significant operational, cost, safety, and service delivery risks through the appropriate internal channels.
  • Work independently within agreed responsibilities, budgets, and governance frameworks.

Requirements

  • Several years of experience in administrative and technical property management and property operations.
  • Good knowledge of technical building systems, including HVAC, electrical, cooling, ventilation, and security systems.
  • Experience in supplier management, service delivery monitoring, and working in a Facilities Management or Real Estate environment.
  • Experience in budgeting, forecasting, and cost monitoring.
  • Experience in monitoring KPIs and OPIs and managing delivery against SLAs.
  • Ability to work independently, take responsibility, and see issues through to resolution.
  • A proactive, solution-oriented approach with strong analytical skills.
  • Very good communication and collaboration skills with internal stakeholders and external suppliers.
  • Fluent Swedish and English, both written and spoken.

Working Conditions

  • Office location in Solna, Stockholm.
